Hello my fellow Eleutherans and Neighbors,

My Name is Matt and my wife Laurie and I are the owner’s and developers of the property named Paradise Cove located in Rainbow Bay.

Many years ago this property was earmarked for a resort village, giving it a wide range of mixed commercial, residential and business options to follow for development.

Several years ago while vacationing here on the island we fell in love with the Eleutherian life style and it’s beautiful people.

We purchased the property in the hopes that one day we will build and retire to Eleuthera. Finally the time arrived. We are very excited to be building our new home on this beautiful island.

Before beginning construction my wife and I had several meetings with various board members of the Rainbow Bay Association and with each meeting offering to meet with anyone wanting more information on our plans.

We presented the Association with the plans for our first phase, currently being constructed on 5 of the 20 acres. This includes our home, cottages and a bar and grill for the public benefit and the improvement of the Cay creating beautiful walking and sitting areas and areas for events both public and private.

The association issued their approvals and subsequently building permits from the Government were issued.

As seasoned developers we are always concerned about the environment, the community, the local people and we are very pro sustainable, both environmentally and otherwise.

At great expense my wife and I hired a local Bahamian landscaper and spent many, many hours planning to be sure that we would make the least ecological impact. We than hired a team of locals to come  in and underbrush the areas to save  every tree possible by hand to ensure minimal impact.

We have taken every precaution while designing our home and surround property to follow all rules and regulations and have expressed this to anyone whom has inquired.

All site work and construction is within all local building codes, The Cesspit is well constructed and setback to the correct set backs. The utility lines are trenched on our property and not the association property.

The beach is part of the shore line and anyone and everyone remains welcome at anytime to enjoy this amazing part of the island. Any gates that may be constructed would only be constructed on our private property.

All vegetation that has been disturbed by construction will be replaced with the same natural native plants, trees, grasses and other vegetation and installed by a local professional landscaping company.

Seawalls will be added to the property to protect the construction from surges and to protect the environment from any runoff.

There is no seabed or anything of the type being constructed , rather just the assurances that the under water boulders that currently exist off of the property remain there creating areas for the sea life to thrive and for the locals to continue to snorkel and fish.

Current zoning allows for up to 200 units and being environmentally conscious we thought it be best to continue with a simple, classy, sustainable residential theme that the Rainbow Bay Association has always enjoyed, therefore, proposing the lots that are shown on the map in this article.

There is NO subdivision but only a proposal. The proposed layout continues the same theme of single family homes as in the surrounding areas. Thereby using less energy, water and other requirements that large Resort developments demand from the environment.

The remaining 15 acres where the proposed map encumbers is available for sale or joint venture, with the expectation that the same theme will continue with a new developer.

We hope that this has answered most of the resident’s concerns and we are happy to meet with anyone whom may have concerns.
